Why You Should Know Your Roof’s Age

As you’re looking for a new home, it helps to know about its renovation history. While it’s ideal to move into a home that’s fully renovated inside and out, this won’t always be the case when you find one in a neighborhood or area you’re keen on moving into.

To learn more about a home’s history, you can start by inquiring about the roof’s age. This gives you an idea of how recently it was renovated by residential and commercial roofing contractors, as well as knowing more about its current condition. Easton Roofing shares more insight:

Why Your Roof’s Age Matters

Knowing the age of your roof is important as it determines whether you need to pay for repairs or a full replacement. Knowing the age also lets you gauge whether the home is ready to move in after purchase or if it needs additional renovation projects. At first glance, you can guess the roof’s age by the condition of its flashing or shingles. Curled, cracked or missing shingles are often visible from ground level, and it usually indicates that the roof needs additional repairs.

How to Check Your Roof’s Age

Even if the roof looks mostly intact, you can still find out about its age by asking the previous owners for the roof’s records. If the receipt was somehow discarded, you can still ask which contractor took care of the roof replacement and repairs. Most residential and commercial roofing contractors will have records of their previous projects along with their corresponding maintenance history. You can also ask about how often the roof was and when the last repair job was made, right up to when it was first installed.

Another way to determine the roof’s age is to check out its building permit. This can be done by asking for a copy at your local county government office. Most states usually require a building permit for a residential roof replacement, which makes them a good source of information since it states when it was first approved for installation.
